Rental Terms and Fees

We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.

We offer lease terms ranging from 3 to 16 months. Leases ranging from 3-6 months will have an additional $350 short term premium and 7-11 months will have an additional $250 premium.

Residents are responsible for gas, electric, and water. Gas services are provided by Xcel Energy, and electric services are provided through the City of Fort Collins. Water and sewage bills are paid through the same portal as rent. Gas service is only for the furnace.

Rent is due on the 1st of every month, and we only accept payment through our online resident portal. There is a late fee which is listed on the signed lease agreement. Late fees are posted on the 8th of the month at midnight.

Yes, a security deposit is required. The deposit ranges from $500 up to one month's rent, depending on the application results. The $200 administrative holding fee you pay when you apply counts towards this deposit if your application is approved without conditions. The security deposit is refundable, but it may not be refunded if there are damages to the apartment or if you break the lease terms.

Yes, there are a few additional mandatory fees: 1. Application Fee: $21 per person, including guarantors. This fee is non-refundable. 2. Administrative Holding Fee: $200, which is refundable if the application is denied. If approved, it counts towards the security deposit. 3. Convenience Package: $150/month, which includes smart home technology, weekly pest control, valet trash, Amazon hub package acceptance, and monthly internet.

Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice. 

Policies and Rules

Renters' insurance is strongly recommended to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damages to the property.

Guest parking is free for the first three hours and then $10 for every additional 24 hours after that. Guests can park overnight for up to three days and can register and pay for parking through the 5280 QR code located at the front of the community

Yes, pets are allowed! Each apartment may have up to two pets. There are no breed or weight restrictions, but no aggressive animals are permitted. Residents will be required to pay a $300 refundable initial pet deposit and monthly pet rent of $35 per month.

Your lease agreement requires a written 60-day advance notice.

The policy for breaking the lease early is as follows: The residents must give us 30 days notice, pay a buyout fee equal to one months rent, and pay back any concessions per lease agreement.

Amenities and Services

Our community offers a resort-style heated swimming pool, a fully equipped fitness center and club house open 24/hours, a Starbucks coffee bar, and an outdoor entertainment kitchen. There is a $150/month convenience charge that covers Wi-Fi via Fort Collins Connexion Fiber, Valet trash pickup, weekly pest control, amazon hub lockers, and the resident mobile app and smart home bundle. We offer detached garages for $150/month and Electric Vehicle garages for $200/month. Uncovered parking for residents is $10/month.

We offer free, open parking available to guests at a first come first serve basis.

Our maintenance team is on site 6 days a week and process work orders on a first come first serve basis within 24 to 48 hours. Emergency maintenance is available 24/7 and can be utilized by calling the leasing office and waiting for emergency maintenance on the call options.

Yes, we offer EV garage spots for $250/month

Property Details

While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.

All our available apartments come fully equipped with state-of-the-art appliances.

Choose from our expansive floor plans ranging from 1, 2, & 3 bedrooms and take advantage of all the exclusive amenities offered here at The Quarry.

Maintenance requests can be submitted online through the resident portal and will be addressed on a first come first serve basis within 24-42 hours.

Any modifications and alterations must be approved by management. The expectation is that the rental unit will be returned at the end of the lease term in the same condition as the start of the lease term.

Neighborhood

The community is in Fort Collins, which is in Larimer County, Colorado.

School-aged residents would attend the Poudre School District ranging from Charters Schools and Elementary through High School.
